HOA Consulting was established by Frank Smith, a businessman with thirty five years of management and business ownership experience, 8 years of HOA involvement, including six years as president of a large, private HOA in Charlotte, NC.

As a past president of an HOA, Frank found that the Board of Directors are often in a very difficult and thankless position and most HOA board members have little or no experience and limited time to serve.  HOAs are often under the impression that the management runs everything.  Current board members find that this is simply not true and are often told by management company that Board's requests are outside the scope of management agreement and that it is the responsibility of the Board.  Many times the Board is placed in a difficult and unfair position when the property manager asks "how does the Board want to handle this?".  Many boards find themselves in the position of not knowing what to do, so they do the worst thing possible, NOTHING!

Our Business

During extremely difficult economic times, Frank found that a hands on approach was needed to deal with the difficult financial decisions facing the Board of Directors.  He led the Board to find alternative solutions to collecting delinquent HOA dues, reduced operating expenses without reducing services, commissioned a reserve study and implemented a plan to maintain proper funding of the reserve account.  Frank also found additional sources of revenue for the HOA and solutions to address sources of financial drain of HOA resources.  He built strong working relationships with the vendors.
